House Rules

1. General Consideration

Please behave considerately towards other guests, neighbours and staff throughout the entire property.

Quiet hours apply daily from 10:00 PM to 8:00 AM. During this time, noise must be avoided. In particular, televisions, music, conversations on balconies or terraces, and slamming doors must be kept to a minimum.

Parties, events and other disruptive gatherings are not permitted in the apartments or anywhere on the property.

2. Use of Apartments

Apartments may only be used by registered guests and only within the agreed scope. The maximum permitted occupancy must be observed at all times. Unregistered overnight guests are not permitted.

Please treat the apartment and all furnishings with care. Furniture and inventory may not be removed from the apartment or moved to other areas of the property.

Smoking is not permitted in any apartment or in any indoor area of the Residence.

Windows and doors must be closed when leaving the apartment. Technical equipment, in particular lighting, air conditioning and heating, should be switched off when not in use. Using air conditioning or heating with windows open must be avoided.

Laundry, towels or other items may not be hung visibly on balconies, terraces or windows unless areas are expressly provided for this purpose.

3. Damage and Defects

All guests are required to check the apartment for obvious defects or damage upon arrival and to report these immediately.

Any damage, defects or malfunctions occurring during the stay must also be reported promptly to Residence Sermerio. If timely notification is not given, any resulting consequential damage may be attributed to the guest to the extent permitted by law.

4. Pets

Pets are only permitted following prior explicit agreement and confirmation by Residence Sermerio. The conditions and surcharges communicated at the time of booking apply.

Pets must not disturb other guests and must be kept throughout the property in a manner that avoids disturbances, soiling or damage. Any contamination caused by pets must be removed immediately by the owner.

5. Barbecue and Open Fire

Barbecuing is only permitted in the designated areas. Applicable safety regulations and responsible handling of fire must be observed at all times.

Open flames, candles or similar fire sources may only be used in apartments with particular care and only to the extent permitted.

6. Pool Area

The pool is open daily from 6:00 AM to 10:00 PM, unless maintenance work, cleaning, safety measures or other operational reasons require a temporary restriction.

Use of the pool is at your own risk. Children may only use the pool area under the supervision of a responsible adult.

For hygiene reasons, please use the designated shower before entering the pool.

Glass bottles, glasses and other breakable items are not permitted in the pool area.

Please pay particular attention to safety, cleanliness and consideration for other guests in the pool area.

7. Fitness Area

The fitness centre is open daily from 6:00 AM to 10:00 PM, unless maintenance work, safety measures or other operational reasons require a temporary restriction.

Use of the fitness area is at your own risk. Equipment may only be used properly and with due care. Children and young people may only use the fitness area under supervision or in accordance with applicable safety guidelines.

After use, equipment must be left clean and tidy.

8. Parking

Vehicles may only be parked in the designated spaces. Access routes, emergency routes and manoeuvring areas must be kept clear at all times.

Parking in the underground garage is only permitted upon prior request, subject to availability and in accordance with the conditions communicated at the time of booking or on site.

Residence Sermerio reserves the right to take appropriate measures in the case of illegally parked vehicles or obstructions caused by incorrectly parked vehicles, to the extent permitted by law.

9. Bicycles and E-Bikes

Bicycles, e-bikes and similar means of transport may not be stored in apartments, corridors, stairwells or other indoor areas.

Please use only the designated bicycle storage room in the basement. An e-bike charging station is also available there. Charging of other batteries or vehicles in apartments or areas not intended for this purpose is not permitted.

10. Access, Keys and Access Data

Keys, access codes, digital access credentials or other means of access may not be passed on to third parties.

In the event of loss of a key or misuse or loss of access data, Residence Sermerio must be informed immediately.

11. Safety and Duty of Care

For safety reasons, we ask all guests to ensure that windows and doors are closed when leaving the apartment and that no avoidable hazards are left behind.

Bringing or storing dangerous, easily flammable, explosive or otherwise safety-threatening substances or items within the Residence is not permitted.

12. Waste and Cleanliness

Please dispose of waste only in the designated containers and follow the waste separation instructions indicated on site.

Apartments must be left in a tidy condition upon departure. This includes in particular general tidiness and proper disposal of waste.
